design conference: The design conference is a no obligation meeting to discuss the expectations and desires you have for your new home. During this exchange of ideas we will establish a design program from which we will base the design upon. Some of the things discussed in the design conference are lifestyle requirements, architectural styles, budget constraints and site considerations. After this initial first meeting we provide the client with a written proposal outlining the scope of services, the design program and fees. |

2![]() The Design Schematic Phase is the process where concept design takes place by working through an exchange of ideas to render the final design. This is achieved through a close working process of listening and learning your program requirements, then applying them in a design schematic form. Through hand rendered sketches and/or computer generated schematics your design takes shape. These hardline scaled drawings can then be used for prelimary planning and cost estimating, prior to the construction document phase. |

construction documents: The Working Drawing Phase is the process where concept designs are turned into construction documents. The Working drawings are prepared in a "Builder's Set" format; they include the following graphical information: All Elevations, Main and Upper Level Floor Plans as required, Foundation-Basement Plan, Schematic Roof Diagram, Typical Sections and Necessary Construction Details. These "Working Drawings" are what is required for constructing the home, obtaining financing, bids from contractors, and acquiring a building permit. |
